We know that it is expensive for young people to buy their first property which is why we try to give a little help by offering our First Time Buyer clients a special fixed legal fee.
We also know that it is a mixture of excitement and worry, which is why we especially like acting for First Time Buyers like you. We will give you additional help and assistance throughout your property search and then throughout the process of buying your first home. Over the years we have helped hundreds of First Time Buyers in Edinburgh to buy their first property and we would be delighted to help you.
Special First Time Buyers Fee
We offer a special fee for first time buyers which is £750 (£625 + VAT)
There will be other costs to add to the fees such as the registration dues payable to Registers of Scotland to register your title and your lender’s security for the mortgage and also the LBTT (Scottish Stamp Duty).
Terms and Conditions
There are terms and conditions that apply to our special First Time Buyer’s fee which are:
- It only applies to properties being purchased up to a purchase price of £250,000
- It doesn’t apply if you are buying a new-build property
- It doesn’t apply if you are using the LIFT Scheme or similar scheme
- There is also a small additional fee if you have a Help to Buy ISA or Lifetime ISA

A mortgage agreement in principle is an important first step. It is not a mortgage offer or a mortgage promise but it will give you a good idea of what level of mortgage you can expect to be offered and, as such, is essential when setting your budget.
We have an independent mortgage broker who works from our office who would be delighted to give you a free initial meeting to discuss your requirements and get you a mortgage agreement in principle.
There are good reasons to go through a mortgage broker as opposed to doing this yourselves or going in-branch.
